    Lease extraction accuracy — push to 95% F1

    Today's extractor sits around 88% F1 across the common lease shapes. The next push is targeted: field-level retries with cross-reference resolution ("see definition in clause 4.1"), an evaluation harness against a real-redacted corpus, and a correction-logging loop so every editor fix improves the next extraction.

    Stripe billing live

    Three published tiers (Compliance £199, Professional £699, Enterprise from £2,499) wired through Stripe with seat-cap enforcement on EDITOR roles only. LIGHT users — every contractor, every tenant — stay unlimited and free at every tier. That's our line vs Planon and MRI, and it doesn't move.

    CSV import for properties and obligations so a MAT with 30 schools or a care-home group with 50 sites can be live in an afternoon, not a quarter. We onboard the spreadsheet you already have, not a fresh data-entry exercise.

    AI lease extraction — two-tier

    Tier 1 returns the headline terms (parties, term, rent, break) in seconds so the lease shows up in the portfolio immediately. Tier 2 enriches break-clause logic, rent-review patterns and service-charge structure in the background. Every string field is anchored to a verbatim quote from the PDF, so the assistant can never invent terms that aren't there.

    Universal document intake

    Drop any PDF — fire risk assessment, gas cert, EICR, lease, invoice — anywhere in the app. The classifier reads the first 30 pages, identifies the kind, picks the destination site and pre-fills the metadata. You review, you accept. No manual filing.

    UK statutory compliance spine

    Ten core regimes seeded as first-class objects: FRA, L8 legionella, EICR, gas safety, asbestos, PAT, EPC, fire alarm, emergency lighting and PPM. Each Site × Regime produces an obligation with a computed next-due date and a 90/60/30/7-day pre-expiry workflow that creates work orders on its own.

    Smart assistant scoped to your estate

    Ask anything about your portfolio — which leases break in 2027, which sites are overdue on fire risk, what rent is due in the next 30 days. Runs on Claude Sonnet against live data, every action audit-logged, every conclusion auditable back to the source.

    Contractor portal — no account required

    Send a job to any contractor by email. They accept, quote, schedule and complete it through a token-gated portal with no signup. Their Gas Safe / NICEIC / SafeContractor competence certs are tracked alongside — the platform refuses to assign a job to a contractor whose insurance has lapsed.

    Audit pack — one click for inspectors

    A regulator turns up; you generate a single PDF containing every compliance obligation, the latest certificate, open findings, active leases and recent work orders for the site. Audit-logged on download.

    Anyone-can-report public links

    Every site gets a token-gated public URL. Share it with tenants, head teachers, or post it as a QR on the building. Anyone with the link can submit a problem — no account, no friction — and it lands in your issues queue with photos and the reporter's name.

    Multi-property sites, drag-to-reshape

    A school trust building isn't one site; it's a host of leasable units. Multi-property sites let you nest properties under a site, drag to merge or unnest in the site switcher, and inherit compliance from the parent or override per unit.

These are things we know we'll build because buyers keep asking. No dates — they get an entry in the changelog when they ship.

    International lease recognition

    Ireland and the Republic of Ireland first (closest jurisdictional drift from the UK), then Germany, France and the Netherlands. Each country gets its own lease schema — different break mechanics, different rent-review conventions, different statutory terms — but the same one-drop intake. The goal is that a London managing agent with a building in Dublin can manage both portfolios in one place.

    International compliance regimes

    EU equivalents of FRA / EICR / L8 mapped to each jurisdiction's regulator. Ireland's HSA fire-safety regime, Germany's Brandschutzordnung, France's ERP commission de sécurité. The spine of the product — site × regime × obligation × certificate — is country-agnostic; the catalog is what we extend.

    Regulator-shaped report bundles

    OFSTED, CQC, DSPT and ISO 27001 all want the same underlying data — compliance status, audit trail, document evidence — in different shapes. Replace the generic audit pack with regulator-aware variants that produce the exact bundle each inspector expects.

    Rent-review and break modelling

    Look-ahead across the portfolio: which RPI / CPI / open-market reviews land in the next 18 months, which break clauses are gettable, what's the cash impact of exercising each one. Surface exposure ahead of the window, not after it closes.

    Portfolio benchmarking

    Anonymised, opt-in: see how your portfolio's compliance posture compares to peers of similar size and type. Are you doing better or worse than the median MAT on FRA timeliness? Is your contractor cert expiry rate normal? The product already has the data — this turns it into a sector signal.

    ISO 27001 + SOC 2 trust centre

    Public security page with sub-processor list, self-serve DPA, certification progress and pen-test artefacts. Enterprise customers already get dedicated tenancy; this puts the wider security posture in writing.

    Public REST + webhook API

    Read access to compliance, leases and issues for orgs that want to pipe Proprietas into their wider BI, FinOps or ERP stack. Webhooks on every state change so downstream systems stay in sync. Write access gated to a small set of safe endpoints first.


Not on the roadmap

What we're deliberately not building.

Saying no is product strategy. If you need any of these, we're not your tool — and that's fine.

  • Desk + space booking — there are better tools for it; we won't reinvent them.
  • Capital projects management — adjacent market, different buyer, not our wedge.
  • IoT / BMS integration — we'll get there when buyers consistently ask, not before.
  • Retail-chain site selection — different industry entirely.
