Proprietas is property compliance and lease management for UK estates teams. We're early, opinionated, and building the tool we wish the people running schools, care homes and managed buildings already had.
Why we started.
Most UK property compliance still lives in spreadsheets. A Responsible Person at a school trust keeps one tab for fire risk assessments, another for gas certificates, a third for EICRs, and a personal calendar reminder set six weeks before each expiry. If they get hit by a bus, the whole thing goes with them.
The incumbents (Planon, MRI Evolution, Concerto, QFM, Asckey) are sold to procurement teams, not to the person who'll actually use them. They take three to twelve months to implement, look like 2009, charge per seat including the tenants and contractors you want to invite in, and bury the compliance picture under a workflow engine designed for corporate real-estate portfolios.
We started Proprietas because the estates managers, bursars, compliance officers and head teachers we talked to all said roughly the same thing: I just need to know what's overdue, where the certificate is, and who to call. Everything we've built since starts there.
Three Lines We Won't Move.
Contractors and tenants never count against a seat cap.
Every legacy tool charges per user. Estates work is at its worst when the people who'd actually report a leaking radiator can't log in. Unlimited contractor and tenant access is in the product on day one. It's not a tier. It's a line that doesn't move.
AI extraction is a tool, not a marketing line.
When we say we extract a fire risk assessment in seconds, every field comes back anchored to a verbatim quote from the source PDF. If the assistant can't show its work, the field is rejected and re-extracted. The audit trail is the product.
Saying no is product strategy.
We won't build desk booking, capital projects, IoT/BMS dashboards or retail site selection. There are good tools for those. Proprietas does compliance, leases and facilities, and does them better than tools trying to do everything.

We're early. Active build, shipping weekly, shaped by conversations with UK estates managers, bursars and compliance officers. Features land when they're ready, never on a marketing schedule.
The product is built around UK statutory regimes (FRA, L8, EICR, gas, asbestos, PAT, EPC, fire alarm, emergency lighting) and UK contractor schemes (Gas Safe, NICEIC, SafeContractor, CHAS). Hosting is UK / EU only; data your team enters never leaves the European jurisdiction. Sub-processors and retention schedule are published on the privacy page.
International expansion (Ireland, Germany, France, Netherlands) is on the roadmap. It's just not the next thing we ship.

Proprietas is built by a focused team that talks to its customers directly. Every product decision and every support conversation runs through the people writing the code, with no account managers in between and no roadmap by committee. That keeps the product coherent and the feedback loop short.
