The Questions We Get Asked First.
Do contractors and tenants count against the seat cap?
Never. Light users — contractors using the magic-link portal, tenants reporting issues, view-only dashboard users — are unlimited and free at every tier. The seat cap only ever applies to Editor seats (estates managers, compliance officers, FM admins).
What counts as an AI extraction?
One PDF parsed against one schema. A 30-page lease parsed once is one extraction; re-running it on demand is one more. Certificate parsing (FRA, EICR, gas, etc.) counts the same. Overage is £50 per 500.
Can I switch monthly vs annual billing later?
Yes. Annual is roughly 17% cheaper. Switch on the billing page; the change applies from the next renewal so there's no broken month in the middle.
Do you have a free tier?
No free tier, but a 14-day trial on Pro with no card. The Compliance Scanner (one PDF, free) is the no-commitment way to feel the parser before the trial clock starts.
Where is data hosted?
AWS eu-west-2 (London) for production. Hetzner Falkenstein for non-production. No US-region failover. Optional dedicated tenancy on Enterprise spins up an isolated database + KMS key — same code, separate blast radius.
How does Enterprise pricing actually work?
The from-figure is a real Enterprise floor — it covers up to ~200 sites and 100 editor seats. Above that we quote per-portfolio with the dedicated tenancy / DSPT pack / SAML / SCIM stack included by default. Pricing is published; the number isn't behind a wall.
