Most property questions don't start in a dashboard. They start in your head, in plain English: which leases break before March? What's overdue on the Riverbank site? How much rent is in arrears this month? The usual answer is to go and find the right screen, apply the right filter, and read it off.
Proprietas now answers those questions where you're already asking them — inside ChatGPT and Claude. Connect your workspace once, and you can ask about compliance, leases, rent and work orders in your own words, and get an answer pulled live from your own data. It's built on the Model Context Protocol (MCP), and it's in Beta today.

- Answers come live from your workspace — compliance status, lease terms, rent arrears, open work orders — not a static export.
- It's scoped to each person's access. The assistant only ever sees what that user is allowed to see in the app.
- Read-only for every member; write actions are admin-controlled. Nothing changes in your data unless an admin has switched that on.
- Setup is a one-time connect with your normal Proprietas sign-in — no API keys to mint or paste.
What MCP is, briefly
The Model Context Protocol is an open standard for connecting AI assistants to real tools and data. Instead of copy-pasting a spreadsheet into a chat and hoping it's current, an MCP connector lets the assistant query the source directly — and the source decides exactly what it's allowed to see.
Proprietas runs a hosted MCP server. You don't install anything or run a script; you add Proprietas as a connector in your AI client, sign in, and it's live. When you ask a question, the assistant calls the specific tool that answers it — compliance status, a lease clause, rent flow — and reads the result back to you.
What you can ask
The connector covers the same ground the app does. In practice that means questions like:
- Compliance — "Which sites have an overdue FRA?", "What certificates are missing across the portfolio?", "When is the EICR due at Maple Court?"
- Leases — "Which leases break before March?", "What's the rent review date on the Quay Street lease?", "Summarise the break clause for Riverbank House."
- Rent — "How much rent is in arrears?", "What's due in the next 14 days?", "Show me this quarter's rent in vs out."
- Facilities — "Open work orders at Riverbank House", "How much have we spent on maintenance this quarter?", "Which contractors are working on the fire-alarm fault?"
- The whole picture — "What needs my attention this week?" pulls a portfolio briefing across all of it.
Because the answers are live, they're as current as your workspace — the moment a certificate is filed or a work order closes, the next question reflects it.
How it stays safe
Handing an AI assistant a line into your estate data is only sensible if the boundaries are hard. They are:
- You authenticate with your normal account. Connecting uses OAuth — you sign in to Proprietas from the AI client and approve access. There are no long-lived API keys to generate, paste around, or leak.
- It's scoped to your access, not the whole org. The assistant sees exactly what you can see in the app and nothing more. A light-access user asking through Claude gets a light-access answer.
- Read-only by default. Every member gets read access. Write actions — raising a work order, logging a payment — are off unless an organisation admin turns them on, so the connector can't change your data behind your back.
- Tenant-isolated and audit-logged, exactly like the rest of the platform: one organisation's data never crosses into another's, and actions leave an audit trail.
How to connect it
It's a one-time setup in your AI client:
- In ChatGPT or Claude, add a new connector and point it at the Proprietas MCP endpoint.
- Sign in with your Proprietas account and approve access.
- Start asking. The assistant will use the connector whenever a question is about your estate.
